The district is being built next to the Sports Concert Complex, parallel to the Tsitsernakaberd highway, on a 6.43-hectare plot of land. The location where the plot is located has a large slope /from 987.40 to 1028.40/, due to which the construction is carried out on 3 platforms. A large public park stretching the length of the plot is planned on the middle platform, around which 19 residential buildings. 2400 apartments with 1-4 rooms are planned, some of which have corner ventilation.

Public spaces are planned on the first floors of residential buildings. - In 20.70 marks, it is planned to build a public park, where unobstructed roads for fire fighting vehicles are planned, thus ensuring unhindered approaches of the fire fighting vehicle to each entrance. The amphitheater with its stage is organized in the center of the park.

The city and the Ararat valley open from the southern side of the district. In order to ensure the best visibility, a bridge-platform has been developed in the central part, on which a cafe is planned. It forms one general entertainment and entertainment complex with the restaurant halls below it. The lower part of the district and the park are connected by green ramps, and the park and the upper part, that is, the part of the highway, are connected by stairs and elevators.
